And rent? Let alone buying a house? Unsustainable, will collapse within a decade or two even without other factors.

I think it's already dead. rent where we live is decent not even 1,000. no grass to cut, can call maintenance for whatever...even tho they're useless at times but still....

Well, are you aware that we have a program that will assist with down payments for some buyers? Some cities also have programs to help first time homebuyers. You should look in your area to see if there’s something like that. FHA is federal and I’m sure this administration will try killing it.
